Sagard Real Estate and La Caisse JV Expands Bay Area Industrial Outdoor Storage Portfolio with Newark Acquisition
Sagard Real Estate (SRE), a U.S.-based real estate investment advisor and subsidiary of Sagard, a global multi-strategy alternative asset management firm, today announced the acquisition of 6691 Clark Avenue, a fully leased industrial outdoor storage (IOS) property in Newark, California, within the infill East Bay submarket. The acquisition marks the second Bay Area IOS investment and further expands the IOS joint venture between SRE and global investment group La Caisse (formerly CDPQ) to invest in key U.S. seaport markets where strong tenant demand is driven by proximity to major ports, population centers, and trade infrastructure.

Located in the infill East Bay submarket, 6691 Clark Ave is an IOS opportunity with exceptional regional connectivity. The property is located approximately 1.7 miles from I-880, 3.6 miles from SR-84 / the Dumbarton Bridge, and 20-25 miles away from Oakland International Airport and the Port of Oakland, providing efficient access to major transportation and industrial nodes in the greater region.
The fully secured, paved, and lit 2.84-acre site includes an approximately 22,100-square-foot industrial building with 22-foot clear heights making it ideally configured for contractor yard/materials storage, equipment rental and sales, light distribution, and other mission-critical IOS uses in one of the nation's most supply-constrained industrial markets.
“Newark’s access to the East Bay’s transportation network is central to the appeal of this investment,” said Tom Stover, Managing Director, Acquisitions at Sagard Real Estate. “The property combines that connectivity with a secured, functional site in a supply-constrained infill market. As we pursue additional IOS acquisitions in the Bay Area, our focus remains on established infill locations with outdoor space and access to regional transportation infrastructure that support the day-to-day operations of industrial users.”
The acquisition of 6691 Clark Ave. advances the Sagard Real Estate–La Caisse IOS joint venture’s plans to build a broader portfolio in the region and further strengthens its presence in high-barrier-to-entry coastal markets.
